Retail Rush: Goodyear, Arizona

One of the fastest-growing cities in the U.S., nestled in the West Valley of the Greater Phoenix region, Goodyear, AZ is in the midst of a retail boom that continues to grow.

Retail is alive and well—booming—in Goodyear, Arizona. As one of America’s fastest growing cities with a primary trade area population nearing 142,000, real estate developers (who collectively invested nearly $100 million just last year) are seizing available sites and properties as quickly as possible. Most recently, a West Coast developer purchased 36 acres of prime retail land for $6 million, and a joint venture spent $45 million acquiring a 232,577-square-foot shopping center. The Market at Estrella Falls—anchored by national brands like T.J. Maxx, Home Goods, Old Navy and C-A-L Ranch, plus home to Arizona’s busiest Oregano’s Pizza Bistro—was bought by a developer who plans to add another 10 acres of dining, retail and entertainment. The momentum doesn’t show signs of slowing anytime soon; in fact, interest continues to grow.

Retailers in Goodyear benefit from immediate accessibility via Interstate 10, creative and progressive zoning, a location just 20 minutes from Phoenix and an exceptionally strong housing market. Add to that enviable averages such as temperatures that rarely dip below 65 degrees and annual incomes of more than $81,000, and it’s no surprise that retailers want to open their doors here. The retail environment boasts a healthy mix of big box stores like Best Buy, Target, Lowes, Pottery Barn Outlet and Ulta, plus the busiest Harkins Theatres location in the country. Dozens of local establishments bring distinct flair to the retail market as well, making it a well-rounded industry.

The workforce available to fill retail positions, from cashiers and customer service representatives to sales associates and regional managers, is among the best in the country. Industry leader Stream Data Centers also acquired 157 acres to build a two-million-square-foot campus with ultimate power capacity of 350MW once complete. The national fiber optic network, lack of natural disasters, robust power and the new Opportunity Zone program are just a few of the reasons to be credited for making Goodyear and the Greater Phoenix area a hotbed for data centers and technology innovation.
