Trimble Updates Real Estate and Workplace Management Solutions

Enhancements to Manhattan Integrated Workplace Management System and Space Scheduling enable organizations to reduce real estate and facility operating costs, improve efficiencies, and increase productivity.

Based on Trimble’s Manhattan platform, new and enhanced features for the solutions enable organizations to reduce real estate and facility operating costs, improve efficiencies, and increase productivity of the assets and people who occupy the facilities.

Trimble’s solutions enable owners and facilities managers to access data captured during the lifecycle of a building—from the planning, design and construction phases to renovation and ongoing management. Enhancements to Manhattan IWMS and Space Scheduling provide a holistic view of real estate portfolios and operations, while also streamlining budget and space management and administrative tasks to improve facility utilization, lower costs and deliver faster return on capital investments. 

“Globalization and an increasingly mobile workforce are placing new and complex demands on real estate and facility management and escalating key challenges associated with cost control, workplace productivity and space utilization,” said David George, general manager of Real Estate & Workplace Solutions for Trimble Buildings. “Updates to Manhattan IWMS and Space Planning can allow an organization to boost efficiency in every phase of construction, building operations and workplace management.”

Manhattan IWMS provides an integrated, Web-based, modular solution for managing the complete real estate and facilities lifecycle—from site planning, financial management and budgeting, to project management and real estate and portfolio management to capital asset planning, space planning and scheduling, operations and maintenance. Manhattan IWMS was named a leader in the most recent Gartner Magic Quadrant for IWMS.

The latest update introduces over 50 enhanced and new features developed in close collaboration with existing customers. The new capabilities enable mid-size and large organizations to streamline finance, lease and transaction management tasks, and improve cost effectiveness of real estate operations through better strategic decision making and planning.

New features and capabilities include:

  • Expanded global finance practices—including multi-currency transaction support and the ability to establish VAT (Value Added Tax) rates for multiple countries within a single VAT code—enables faster implementation and simplified maintenance. The system automatically processes the correct VAT rate to use based on the country of the transaction to reduce errors and streamlines finance administration tasks for managers.
  • The updated Transaction Module enables portfolio managers to improve comparative analysis of records with existing transactions and new site offers. Robust online reporting delivers transparency into the overall lifecycle of facilities—from historical records to existing trends and future models/scenarios—to enable real estate teams to better evaluate and negotiate competitive contract opportunities and lower costs.
  • Major enhancements to Common Area Maintenance (CAM) administration tasks and set up provide maximum flexibility and ease for calculating, distributing and reconciling one-time and recurring CAM-based charges. Advanced automation and workflow improvements designed for retail property owners and other organizations managing large, multi-tenant portfolios streamline tasks for managing provision exchanges, alterations, and billing exceptions and exclusions. These features enable users to better control costs and accurately manage and report real estate obligations.
  • New maintenance and operations profiles ease management of large and complex fault codes and service level agreements (SLAs) to optimize maintenance schedules and save considerable time in set up and administration.

Manhattan Space Scheduling provides a scalable solution for optimizing the utilization and management of conference rooms, workspaces and associated services. The latest version features an enhanced Mobile Space Scheduling module that delivers a modern and intuitive user interface.

Other new features include integrated floorplan booking capabilities and advanced search and locate capabilities for rooms, desks and people. These features are accessible from the Web, Mobile and Kiosk modules to streamline scheduling and management of meeting space and flexible desk space from any device and any location. New multi-site room and desk collections features—available across the wide range of Manhattan Space Scheduling modules—allow users greater visibility into groups of rooms or desks that span sites, enabling organizations to optimize occupancy and better utilize shared resources and space. Together, these capabilities provide powerful workspace scheduling that addresses today’s increasingly dynamic workplaces and flexible working culture.
