Looking To A Healthy Future

Significant population shifts, the pandemic, and Industry innovations are shaping the site decisions healthcare and medical device companies are making.

Avondale’s Health-Tech Corridor is strategically located along the confluence of two major freeways, Interstate 10 and State Route 101, which boast average daily traffic counts of 198,000 and 134,000 respectively. The corridor itself runs along I-10 up to Thomas Road, and between Dysart Road and 99th Avenue along McDowell Road. Its proximity to, and developments along, the freeway systems make this a prime location for medical professionals and patients alike. From undeveloped land to existing buildings, Avondale presents extensive possibilities to attract, recruit, and build state-of-the-art facilities, offering anything from primary care to support services to specialized treatments.

Avondale offers several developments that have shovel-ready sites along McDowell Road. From the budding Park 10 development, which is currently planning a 60,000-square-foot medical office building concept, to several land sites available for build-to-suit or new build opportunities, the options are virtually endless to join this growing healthcare corridor.

In the last year, the City of Avondale has been focused on expanding its Health-Tech Corridor into a robust, specialized, and premier destination for the medical community. Avondale recruited healthcare heavy hitters including the Akos Medical Campus, ClearSky Rehabilitation Hospital of Avondale, and BioLife—three entities that totaled over 124,000 square feet and $63 million in capital investment. The Health-Tech Corridor also attracted pediatrics giant Phoenix Children’s Hospital to invest heavily in growing its Avondale presence, breaking ground on a freestanding emergency department and multi-specialty clinic at the Southwest Campus. Committing $33.5 million to build and equip a new 71,250-square-foot, three-story medical office building with more than 75 pediatric specialties, this project alone is expected to create an economic impact of nearly $450 million during the next 10 years.

One out of every 20 Avondale residents works in healthcare. This workforce is supported by a strong network of educational partners including Estrella Mountain Community College, Northern Arizona University (Satellite Campus), and Rio Salado College, which produce a pipeline of highly educated healthcare professionals in Avondale. Additionally, just a short 15 minutes away are the University of Arizona College of Medicine, Arizona Biomedical Collaborative, and Translational Genomics Research Institute, providing cutting-edge research and development.

To support its workforce pipeline, Avondale recently partnered with the Estrella Mountain Community College Foundation to create a unique scholarship program for nursing students. The Avondale EDGE Scholarship serves as an attraction tool for many Avondale healthcare facilities to recruit and incentivize new talent. This serves as another great example of how the city is committed to supporting, expanding, and investing in its healthcare community.
