Sites represent two of only three Ady-Austin certified development sites in Ohio
Two development sites in Ohio — Rock Mill Industrial Park in Lancaster and Canal Pointe Industry and Commerce Park in Canal Winchester — have been awarded the prestigious “shovel-ready” site designation by industry experts Ady-Austin Consulting.
Rock Mill and Canal Pointe are two of only three sites in Ohio and a limited number nationwide to receive this accreditation. By meeting strict standards regarding all aspects of ownership, property, transportation, utility, workforce, community and environmental issues, Rock Mill and Canal Pointe are pre-qualified and ready for immediate development.
Both sites are served by South Central Power Company, a member-owned electric cooperative serving over 110,000 residential, commercial and industrial customers.
“Rock Mill and Canal Pointe meet more than 200 critical evaluation factors each,” said Lucas Haire, Canal Winchester development director. “Because of the stringent evaluation process, including complete utility evaluations, environmental reports, soil borings and archeological studies, a company or site selector interested in either Rock Mill or Canal Pointe can significantly decrease the amount of time, expense and risk associated with researching the site, alleviating all barriers between initial interest to the first day of production.”
Rock Mill, certified as a specialty food-processing location, has significant electric, natural gas and water and sewer capacity for the heaviest industrial users. The park is adjacent to U.S. 33 and has sites available from 1 to 75 acres. The property is located within a designated community reinvestment area that allows for a 15-year, 100 percent property tax exemption on the value of all improvements made to the site.
Canal Pointe has been certified for general manufacturing and distribution services and has sites available from 1 to 32 acres. Being located less than eight miles from Rickenbacker International Airport and its intermodal facility, as well as Interstate 270, allows product distribution worldwide to be particularly lucrative in this location.
